2. The following development standards apply to the Property. <br /> ZONE STANDARDS PDO-WC(1) <br /> Min.Lot Area 5,000 sf <br /> Min.Required Setbacks (2)(3) <br /> Lot Width,Min. 50 <br /> Lot Depth,Min. 80 <br /> Max.Lot Coverage by Building N/A <br /> Max.Building Height 35 to 55 (4) <br /> Landscape Category <br /> Sign Category B <br /> SPECIAL REGULATIONS FOR DEVELOPMENT STANDARDS TABLE <br /> (1)See Section 6.080 of the Zoning Code. <br /> (2)See Section 39.150 of the Zoning Code for exceptions to required setback standards. <br /> (3) 10 foot setbacks are required on the 13th Street and West Marine View Drive street frontages. <br /> (4)See Attachment C and conditions in this Section for exceptions to building height. <br /> (5)See Attachments F and Ito this Agreement for landscape standards <br /> At the option of the Port, these standards may be applied to individual legal lots within <br /> the Property or collectively to any combination of such lots that are developed as an <br /> integrated unit. <br /> 3. The intent of"view protection" is to ensure that no buildings (other than building <br /> appurtenances) will penetrate the line of sight to Port Gardner Bay (see below) as it <br /> would look to a person standing at the top of the bluff's lowest point (at or near 15th street <br /> at the edge of the bluff), if the west edge of the site were built out under the current <br /> height limit of 35' (all heights are above approximate site level). Attached is a building <br /> height map (Attachment "C") for the Property. This building height map generally <br /> represents the location where buildings higher than 35' may be located as well as the <br /> allowable locations of buildings 35' in height. The specific heights of the buildings over <br /> 35' will be determined by their actual location; provided, however, the building height <br /> will not break the plane or vision line from a point on the bluff along Grand Avenue at an <br /> elevation of 70' (east side, above site elevation), to a point 50' (horizontal) from the <br /> shoreline edge at an elevation of 35' (west side, above site elevation). All elevations are <br /> from the existing site grade of the North Marina Redevelopment Project. At the time of <br /> building design and site layout, the actual heights of buildings over 35' will be <br /> determined by an onsite verifiable method acceptable to the City of Everett.
