View corridors shall be maintained to the western water's edge along the lengths and <br /> width of the existing City rights-of-way on 14th Street and 13th Street. In these corridors, <br /> construction of buildings will not be permitted, though temporary structures, landscaping, <br /> and pedestrian improvements may be allowed. <br /> 5. That portion of the Property fronting West Marine View Drive shall be treated as a City <br /> Gate Way Corridor with the appearance and landscape standards established in the <br /> Design Guidelines and Standards Document (Attachment I) for this project. <br /> 6. Curb cuts in the sidewalks along the westerly side of West Marine View Drive frontage <br /> no longer needed as a result of this project shall be removed, i.e. the sidewalk shall be <br /> restored to a level surface along the length of the removed curb-cut so it matches the <br /> existing sidewalk level and appearance at both ends of the cut area. <br /> 7. The attached public circulation map represents the conceptual layout (Attachment D) of <br /> this element of the project. <br /> 8. Public access corridors, walkways and plazas shall be substantially provided as <br /> conceptually depicted in Attachments B and D, in which 14 such linked and "expanded" <br /> public spaces are shown on the Property. <br /> 9. Design of the proposed amphitheater shall be such that sound is carried away from <br /> residential areas as much as possible. Stage, seating and area lighting shall be directed <br /> down so as not to shine toward residential areas. The location of this feature may move <br /> to another location, the conditions of which must be acceptable to the City. <br /> 10.
