0 <br /> • <br /> (i) Existing Public Facilities and Services -The proposed project shall be <br /> designed to not adversely impact the following public facilities and <br /> services: <br /> 1) Existing streets and other transportation systems; <br /> 2) Existing utilities system; and <br /> 3) Police, fire, parks, and schools. <br /> (j) Flood Plain -The proposed project and design shall meet the <br /> requirements of the Everett Zoning Code and floodplain overlay districts <br /> and regulations. <br /> (k) Landscaping Standards -The proposed project and design shall meet the <br /> landscaping standards as established by the Land Division Ordinance. <br /> 8. In the City of Everett Planned Residential Development criteria are set forth in <br /> EMC 19.32. The criteria include: <br /> 32.030 Site Location Criteria2: <br /> A. PRD sites shall be located as to provide direct access to the proposed <br /> project without creating unacceptable volumes or character of traffic along <br /> local access streets.in adjacent neighborhoods. <br /> B. PRD sites shall be located in relation to sanitary sewers, water lines, <br /> storm and surface drainage systems and other utility systems so that right <br /> extension nor enlargement of such systems will be required, resulting in a <br /> higher net public cost than development in a form generally permitted in <br /> that area. <br /> 32.040 Permitted Dwelling Type and Uses: <br /> A. Dwelling type shall be permitted as follows, according to the proposed <br /> zoning classification: <br /> B. The uses, which are permitted, shall be the same as permitted in the <br /> underlying zone and shall be subject to the standards and criteria listed in <br /> the underlying zone and this section. <br /> 2 In the staff report(exhibit 1)the Planning Department paraphrased requirements of Everett Municipal <br /> Code Section 19.32. It is recommended in the future that the staff report criteria should refer to the exact <br /> language of the ordinance. The review of this recommendation to City Council has been done by the <br /> Hearing Examiner pursuant to the exact language of the Everett Municipal Code. <br /> 5 3I <br />
