32.060 Development Standards- Density: <br /> A. The Review Authority may grant density increase above current <br /> requirements. <br /> 1. If the Comprehensive plan has specifically established a higher <br /> density for the area that includes the subject property than is . <br /> permitted in the zone in which the PRD is.proposed, the City may <br /> approve a density up to that established by the Plan. <br /> B. The density shall be based on the lot area. For lots, which contain <br /> environmentally sensitive areas, the areas designated as esa may be <br /> included in the calculation of permitted density, provided that all standards <br /> of Section 19.37 of the EMC are met. <br /> 32.070 Development Standards — Design3 <br /> A. The degree of distinctiveness and the desirable variation achieved by the <br /> project shall govern the amount of density increase, which the Review <br /> Authority may approve. <br /> B. Landscaping, including open space, use of existing vegetation, pedestrian <br /> facilities, and developed recreation. <br /> C. Project sitting, including visual focal points, use of existing physical <br /> features such as topography, view, sun and wind orientation, circulation <br /> pattern, variation in building setbacks and building groups. <br /> C. Project design features, including street sections, architectural styles, <br /> harmonious use of materials and parking area broken by landscaping <br /> features. <br /> 32.080- Development Standards —Traffic Circulation: <br /> A. Increased densities shall not be permitted to an extent, which would <br /> burden traffic on existing streets. <br /> B. All streets shall be public dedicated. <br /> C. Street and rights-of-way shall be provided in accordance with City <br /> standards unless the City Engineer approves,a lesser requirement based <br /> on project demand. <br /> 3 In the staff report(exhibit 1) Everett Municipal Code 19.32.070 is not accurately cited pursuant to the <br /> exact numbering and language as set forth in the ordinance.
