5. Landscape requirements. Applicants shall submit a landscape plan that meets or <br /> exceeds the zoning code requirements. Landscape modifications may be required by the <br /> Planning Director that exceed minimum zoning code standards when it is deemed <br /> appropriate to address specific streetscape, street-tree, lighting, plantings, or other <br /> improvements that complement or enhance connectivity, aesthetics or livability. <br /> 6. Amenities for residents. Livability is a significant factor in encouraging people to <br /> live in the downtown core. The Director shall work with the applicant to define <br /> appropriate on-site amenities. <br /> The Director shall make a recommendation to City Council to approve, approve with <br /> conditions, or deny an application under the ordinance based upon compliance with the <br /> interim guidelines and requirements as well as all other provisions of the ordinance. <br /> Assurance devices may be required as appropriate.
