Future Parking Requirements <br /> 6.1 Parking Required for Current Travel Behavior <br /> As noted in section 4.5 the total parking required to meet the needs of current travel <br /> patterns for the County Campus is calculated to be 1,720 parking spaces. "Government administrative offices" <br /> is one of the land use codes identified. The code generally requires one parking space per <br /> 400 square feet of gross floor area for"government administrative offices". However. <br /> the County Campus is located within the Downtown Business District's "B-3 Zone". <br /> which requires only one parking space per 800 square feet of gross floor area. <br /> In the City Code "jails and correctional facilities" are defined as special property uses <br /> which are subject to Section 34.030 of the code and require review by the planning <br /> director after consultation with the city traffic engineer. The applicant is required to <br /> provide sufficient information to demonstrate that the parking demand for a specific use <br /> will be satisfied and the planning director may require a parking study to be undertaken. <br /> Other industry standards were also reviewed to evaluate the amount of parking that the <br /> County should provide in its long-range Campus Plan. The Institute of Transportation <br /> Engineers publishes a manual which provides parking rates by the number of employees <br /> and by the floor area. Land Use "730—Government Office Building" is the appropriate <br /> code. The parking rates are 3.84 parking spaces per thousand square feet of floor area <br /> and 0.77 parking spaces per employee. The ITE Manual cautions, however, that the <br /> sample size for its data is very small and that half of the facilities surveyed were located <br /> in suburban locations. Using the ITE floor space ratio, the County would require more <br /> than 2,600 parking spaces today and using the ITE employee ratio, the County would <br /> require about 1,334 parking spaces today. <br /> CRI Transportation Impact Analysis Page 13 June 2002 <br />
