f <br /> 4. RENT: Tenant covenants and agrees to pay to the Manager on behalf of the Landlord for said <br /> apartment a monthly base rent of S X115 plus $ per month for central <br /> utilities (gas, water, sewer, garbage), $ for parking stall # and $ <br /> for storage unit# if applicable, for a TOTAL MONTHLY RENT of$ <br /> for each month over the term or month-to-month tenancy under this Lease Agreement. <br /> a) Rent shall be payable in lawful money of the United States in advance for each month of <br /> the term of this Lease Agreement or month-to-month tenancy, to the Manager, or to such <br /> other party or at such other place as the Landlord may hereafter designate. <br /> b) In the event the tenancy shall commence on any day other than the first day of the <br /> calendar month, the rent shall be collected from the date of commencement to and'including <br /> the last day of such partial month and this prorated amount will be due and payable on the <br /> second month of tenancy. The prorated total monthly rent (if applicable) for the partial <br /> month shall be: $ for the period from the day of <br /> 200 to and including the last day of ,200 . A minimum of one <br /> (1) full mouth's rent must be paid prior to occupancy (plus applicable deposits and <br /> fees). <br /> c) All rent is due and payable, in advance, on or before the first day of each month. Any <br /> rents received after the fifth (5th) day of any month shall be considered late and subject to a <br /> late fee of seventy-five dollars ($75.00). Tenant agrees to pay this late fee along with a <br /> twenty-live dollar ($25.00) Handling Fee for all checks returned (NSF), each time, for any <br /> reason and a forty dollar ($40.00) Notice Fee for processing Rent Demand Notice, if <br /> applicable. If rent is paid after the l0`t' of a month or for any NSF check, rent clue plus all <br /> applicable fees and all future rent payments will only be accepted by cashier's check or <br /> money order. <br /> 4a. CONCESSION OR INDUCEMENT TO ENTER INTO THIS AGREEMENT: Tenant(s) <br /> understands that as an inducement to enter this (length of lease) month tenancy, <br /> Agent has given Tenant a rental concession equal to a) off the first <br /> full month, or b) S - amortized over the initial teen of the lease, or c) (define the terms of <br /> concession) <br /> Therefore, if for any reason, other than Owner/Agent's written consent, Tenant moves out of the <br /> premises or otherwise breaches any term or conditions of the rental/lease- agreement prior to the <br /> expiration date of the initial rental/lease agreement, Tenant agrees to pay Owner/Agent for the full <br /> amount of the Concession in addition to all other amounts due Owner/Agent pursuant to the terms of <br /> the rental/least; agreement. <br /> 5. LAST MONTH'S RENT: If applicable, the Tenant has this day agreed to pay the Manager on <br /> behalf of Landlord the sum of: (enter amount of money collected which will be applied toward last <br /> month(s) rent) $ ; receipt of which hereby acknowledged. If the Tenant shall <br /> have fully complied with all the covenants, agreements, terms and conditions of this Lease <br /> Agreement, such sum so paid shall be credited to the last month's rent payment. <br /> 6.
