L <br /> 15. TERMINATION NOTICE: Subject to the terms of this Lease Agreement, TWENTY (20) FULL CALENDAR <br /> DAY'S NOTICE to terminate MUST be given by either party PRIOR to the end of the lease term or to terminate a <br /> month-to-month tenancy. <br /> 16. RULES AND REGULATIONS: Rules and Regulations listed below are acknowledged by the Tenant and are <br /> included as part of this Lease Agreement. Other reasonable rules, regulations and policies may be promulgated from <br /> time-to-time upon written notice by Landlord to all Tenants. <br /> A) SANITARY CONDITIONS: Keep that part of the premises which he or she occupies and uses as clean and <br /> sanitary as the conditions of the premises permit; Properly dispose from his or her dwelling unit all rubbish, <br /> garbage,and other organic.or flammable waste, in a clean and sanitary manner at reasonable and regular intervals, <br /> and assume all costs of extermination and fumigation for infestation caused by the tenant. <br /> B) HOUSEHOLD PETS: No dogs, cats and other animals will be permitted within the Premises without prior <br /> written permission of the Manager. This includes exotic and caged animals. Work dogs are permitted per ADA <br /> requirements. <br /> C) NOISE: Residents, family and guests shall have due regard for the peace, comfort and enjoyment of other <br /> residents. Musical instruments, radios, television sets, sound equipment, etc., shall be operated at a sound level <br /> that cannot be heard outside of the Tenant's individual apartment and any disturbance of other tenants minimized <br /> between the hours of 10:00 p.m. and 8:00 a.m. <br /> D) ANTENNAS: No wires, aerial antennas for radio or television, or wires, ropes, etc. for clothes drying etc. <br /> shall be installed on the roof,decks or other parts of the building without written permission of the Manager. <br /> E) GUESTS: No more that two (2)guests shall stay overnight at any time in any unit. Guests are limited to a <br /> two-week stay and must park their vehicles in areas designated by management. <br /> F)MOVING:No moving into or from the premises will take place between the hours 9:00 p.m. and 8:00 a.m. <br /> G) WINDOWS & BALCONY: Dust mops, rugs, tablecloths and clothing shall not be shaken, cleaned or left in <br /> any of the public areas or any window, door, deck or landing. Exterior lvindowsills and ledges shall not be used <br /> for storage of bottles, food,etc. <br /> II) ALTERATIONS: No changes in any fixture or wiring or alterations to apartment, including entry door lock, <br /> will be permitted without prior written permission by management. No credit will be given for repairs, painting, <br /> alterations, etc. made by resident. Approval must be obtained prior to hanging any heavy object en the walls or <br /> ceiling. Use only picture hooks to hang pictures, mirrors and decorative items on the wails. Do not use <br /> glue/paste-backed Or stick-on hanger hooks. <br /> I) PLUMBING: immediately report all plumbing defects to the manager. Tenant will be required to pay for <br /> damage and plugging to plumbing due to their neglect or misuse. <br /> J) GARBAGE/RECYCLING: Ali garbage, papers, boxes or refuse are to he deposited in containers that are <br /> provided and are located near each apartment building. The lids must be replaced when the garbage has been <br /> • placed in the container. All wet garbage must be wrapped. No one is permitted to play in or around the garbage <br /> dumpsters. All recyclable materials shall be placed in designated receptacles,not beside the receptacles. <br /> • <br /> K) STORAGE:No storage of personal property shall be allowed in common areas in or around the building.No <br /> storage of personal belongings or furnishings will be permitted on decks, porches or public areas. No storage <br /> space shall be occupied or used as a living or dwelling space. <br /> L) LANDSCAPE:The Tenant shall not alter, disturb, damage or interfere in any way with the ground treatment <br /> without the consent of management. <br /> M) RECREATION AREAS: Tenant(s) and their guests shall use recreation areas in a responsible manner.. <br /> Tenant(s) are responsible for guests and their use of any equipment and agree to reimburse Landlord for any <br /> vandalism or damages caused by either party anywhere on the premises. Tenant(s)and guests shall not create any <br /> noise or disturbance in public halls,stairways, sidewalks,garages or parking areas. <br /> j <br /> 3. 1 <br />
