• <br /> f0 <br /> • <br /> N)PARKING AREAS: No automobiles, trailers, boats, motorcycles,campers,or other motorized vehicles shall <br /> be stored or repaired on the premises without written permission of management. Ail inoperative motorized <br /> vehicles will be removed from the premises at the Tenant's expense upon 72 hours posted notice by the <br /> management on the vehicle. The maximum speed within the project will be ten (10) miles per hour unless <br /> otherwise posted. Management will designate special car washing areas for the Tenant. <br /> 0)CIVILITY: All Tenants shall conduct themselves in a civil manner. All Tenants and their guests shall refrain <br /> from using foul language or exhibiting offensive behavior while on the grounds of the Complex. <br /> P)WATER BEDS: No water beds are permitted without evidence that the Landlord and the Manager are named <br /> as additional insureds on a renter's policy of insurance with regard to liability and property damage coverages, <br /> specifically covering risks associated with waterbeds. <br /> Q) WINDOW COVERINGS: No Venetian blinds, awnings,draw shades or non-conforming curtains or drapes <br /> shall be installed on exterior windows without the prior written permission of management. <br /> R) COMPLAINTS: All complaints, requests and maintenance defects shall be made in writing directly to the <br /> Manager. <br /> S)SMOKING: Smoking is not permitted in the interior or exterior of the apartments or grounds or in common <br /> areas (halls, garage, laundry, etc.). This building is a non-smoking building. If apartment has to be repainted <br /> and/or carpets have to be replaced as the result of smoking/tobacco odors, Tenant is responsible for all costs <br /> including replacement of carpet. <br /> T) SMOKE DETECTOR: Your apartment unit is equipped with a smoke detection device. It is Tenant's <br /> responsibility to maintain the smoke detection device in proper operating condition in accordance with the <br /> manufacturer's recommendations, including providing replacement batteries as required. <br /> U) LOCKOUTS: Tenant agrees to pay a S50.00 service charge should the Landlord or the Manager be sent to <br /> unlock your door if Tenant has locked himself out of his apartment. Each person on the lease is permitted one <br /> key. If the Tenant should lose his or her apartment key,the replacement cost is$25.00 per key. Mailbox keys can <br /> he replaced at the cost of S25.00 per key. <br /> V)FIREPLACE: No materials whatsoever may be burned in fireplaces other than natural gas provided. <br /> W) PORTABLE HEATERS:No portable heaters of any kind shall be used on the premises without prior written <br /> consent of the Landlord. <br /> X)LIGHT BULBS:When replacing light bulbs,only 60 watt bulbs will be used. <br /> Y) HALLWAYS & GARAGE STALLS: No baby carriages, bicycles, boxes, or any other items may be left in <br /> the hallways or in the assigned carports or parking stalls. <br /> 17. FIRE SAFETY AND PROTECTION INFORMATION NOTICE: The above described unit has been equipped <br /> with \ smoke detection device(s)as required by RCW 48.48,140(3). <br /> A) The above described smoke detection device(s) are: ( ) hard-wired, or (z_}.-battery operated. If battery <br /> operated,the unit(s)has been checked and is properly operating at the commencement of tenancy. Under the <br /> law, it is the TENANT'S responsibility to maintain the smoke detection device(s) in proper operating <br /> condition in accordance with the manufacturer's recommendations, including providing it with replacement <br /> • batteries as needed. A fine of not more than TWO HUNDRED DOLLARS is imposed for failure to comply <br /> with these provisions of RCW 48.48.140(3). Failure to maintain the smoke detector is also grounds for <br /> termination of tenancy. However, if liability or damages occur because of a tenants' failure to maintain the <br /> unit,you may leave yourself open to potential lawsuits(see WAG 212-10-050).
