Section 35 of the Zoning Code states that when the vaiue of new construction or aiteration is equal to or greater than thirty-five (35) percent of the assessed value of the axisting structure then landscaping should be provided in accordance with the Zonir,g Code. The Snohomish Cou�ty Assessors Office currently lias the assessed value of the structure at $252,500. If the necesssry buiiding improvements exceed $88,515, additional code required landscaping may be required on site. 37. The Planning Director has the ability to grant a landscape modification when: 1) an alternative method of landscaping is proposed which would provide a superior quality lhan olherwise required, or 2) when si!e constraints make it difficult to comply with all provisions of the Zoning Code. The cost of compliance wi�h the City Zoning Code and landscape standards is not in itself a basis for a landscape modification.
