Section 35 of the Zoning Code states that when the vaiue of new construction or aiteration is equal <br /> to or greater than thirty-five (35) percent of the assessed value of the axisting structure then <br /> landscaping should be provided in accordance with the Zonir,g Code. The Snohomish Cou�ty <br /> Assessors Office currently lias the assessed value of the structure at $252,500. If the necesssry <br /> buiiding improvements exceed $88,515, additional code required landscaping may be required on <br /> site. <br /> 37. The Planning Director has the ability to grant a landscape modification when: 1) an alternative <br /> method of landscaping is proposed which would provide a superior quality lhan olherwise required, <br /> or 2) when si!e constraints make it difficult to comply with all provisions of the Zoning Code. The <br /> cost of compliance wi�h the City Zoning Code and landscape standards is not in itself a basis for a <br /> landscape modification. The landscape modification may be granted in response to a landscape <br /> modification application. <br /> 38. The Washington State Clean Air Act requires the use of all known, available, and reasonable means <br /> oi controlling air pollution, including dust. Dust generated during construction activities can be <br /> centrolled by wetiing those dust sources such as areas of exposed soils, washing truck wheels <br /> before they leave the site, and installing and maintaining gravei conslruction entrances. <br /> Conslruction vehicle track-out is also a major dust source. Any evidence uf track-out can trigger <br /> violations and (ines (rom the Department of Ecology or the Puget Sound Clean A�r Agency. <br /> GENERAL INFORMATION <br /> 1.
