1 `��� <br /> _ '����� �-� i�� _ <br /> i <br /> 31. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br /> Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br /> commercial, industrial, and institutional developments and shall not be located in a required <br /> front yard setback area, or street side setback area for corner lots. Where an alley abuts a <br /> lot, the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br /> b. All garbage dumpsters and recycle bins must be screened from view from the street and <br /> from adjacent properties. This screening may be done using dense vegetation or by placing <br /> the dumF;ster or recycle bin in a structural enclosure. <br /> c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse Removal, <br /> Inc. at 259-0044 for areas generally north of 112th Street. For areas east of I-5 from Valley <br /> View sou'h, contact Waste Management Northwest, Inc. at 337-1197. <br /> 32. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br /> Section 39.150 of the Zoning Code. <br /> 33. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br /> Code. <br /> 34. Building setbacks must be a minimum of 10 feet front yard, 5 feet interior side yard, 10 feet street <br /> side yard, and 20 feet rear yard. Building height shali be a maximum of SO feet. <br /> 35. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br /> the following: <br /> a. A landscape strip a minimum of 10 (eet wide must be provided in the iront yard setback area <br /> along lhe Lombard frontage, except for the driveway. This area shall be planted with Type III <br /> landscaping. The landscaping already present on site appears to meet the intent of the Type <br /> ill landscape standard. This will need to be shown on a landscape plan submitted at time oi <br /> building permit review. <br /> b. A landscape slrip a minimum of 5 feet wide musl be provided along the no;t�ern property <br /> line. This area sliall be planted with Type II landscaping. This shall inciude dense plantings <br /> with a 6 foot tall fence. The fence present on site may remain on site provided and damaged <br /> or leaning sections of fence are repaired, and vegetation is planted on site in front of the <br /> fence. <br /> c. A landscape strip a minimum of 10 feet wide must be provided along the south property line <br /> along the 26"' Street frontage. This area shall be planted with Type III landscaping. The <br /> landscaping afready present on site appears to meet the intent of the i ype III landscape <br /> standard. This will need to be shown on a landscape plan submitted �t time of building <br /> permit review. <br /> e. Prior to issuance of any permits, lanciscaping plans must be reviewed and approved by the <br /> Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must <br /> show location and dimensions of required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls, and grading at 2 foot intervals.
