However, due to the restrictive <br /> subject site size, said decks extend into ihe front set-back <br /> Iarea. In �rder to afford tne tenants air and liqht exposure <br /> commensurate with most new apartments of varying sizes in the <br /> Greater Everett area, decks are considered necessary for all <br /> subject units. <br /> To that end, decks have also been designed for middle and <br /> rear units and, to ameliorate the conflict of side-yard set-back <br /> I <br /> requirements with market deck requirements, the subject decks <br /> have been partially recessed with 18" extending beyond tlie <br /> � <br /> side-yard set-back line. These 18" deck extensions place the <br /> outer surface of the offending 3ecks in uniform vertica]. <br /> alignment with the eaves of th� roof . . . which are technically <br /> not in violation or the set-b:3c1: lines. It is reasonable to <br /> suggest that the side decks be allowed as designed because, wrile <br /> somewhat awkward from the vantage point of construction and <br /> functional utility, they 1) will allaw the tenant greater air <br /> and light exposure, 2) will complement the attraciiveness of the <br /> f=.nished building (subsequently positively affecting the <br /> neighborhood) , and 3) will extend no further than the eaves of <br /> �. the roof. <br /> � <br />
