��.W$( . . . ' ._ . <br />INFORMATION FOR DEVELOPER: <br />The followmg information is provided for the developer's benefit. These aze not SEPA <br />a�nditions. All requirements are preliminary in nature, and aze based upon. the preliminary site <br />plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br />cor��ply with al! ordinances in effect at the time a complete building permit application is <br />filed, including those not specifically set forth herein. (Exception: For vesting under the <br />Zoning Code, please refer to Section 44 of the ZoninB Code). Contact the Planning Department <br />for information regarding appeals processes for the requirements listed in this document. <br />I. Routing of underground utilities around the new building addition shall require Public <br />Works Plan review and permit <br />2. The Building must be constructed per the State of Washington Building Code. <br />Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br />the Zoning Code. <br />4. No building setbacks are required from the front or side propeRy lines. A ten foot setback <br />is required from the rear property line. ;he side and rear building setbacks shall increase <br />one foot for every two feet of building height. Building height shall not exceed 80 feet. <br />5. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the followmg: <br />a. Landscape the area b:tween the road and the proposed addition with Type III <br />landscaping. <br />b• Prior to issuance of any permits, landscaping pians must be reviewed ard approved <br />by the Planning Deoartment per Section 35.100 of the Zoning Code. The <br />landscaping plan must show location and dimensions of required vegetated swales, <br />wetponds, detention ponds, rockeries and retaining walls, and grading at 2 foot <br />intervals. Imgation systems must be provided in all landscaped areas per Section <br />35.130 of the Zoning Code. A 2 year maintenance assurance device must be <br />provided ior the landscaping per Section 35.130B of the Zoning Code. <br />6. Based upon 36,400 square feet of Type III-N, sprinklered construction, the fire flow <br />requirement is 2,000 GPM. <br />7. Three available hydrants are reqiiired. A fire hydrant is required within 200 driving feet, <br />but not closer than 50 feet, of e��e:y structure. The location of the hydrams must be <br />approved by the Fire Mazshal. <br />8. An approved automatic fire detection system must be in compliance vvith City Ord.nance <br />No. 1902-92, Chapter 16.76, of the Everett Municipal Code. Uniferni Fire Code. Plans <br />for such system must be submitted to the Fire Marshal for review and approval prior to <br />installation. Submittal shall indude cut sheets of all equipment intended for use. <br />Appropriate trip tests, witnessed by a Fire L�:partment inspector, must be performed prior <br />to final acceptance of the system. Fire alartn systems shall be installed according to NFPA <br />Standard 72. Fire alazm system must be installed under permit of the City of Everett <br />Building Department.
