Narrative Statement <br />II <br />FINDINGS AND CONCLUSIONS: <br />R-2 Single Family <br />High Density Residential <br />NORTH: S.F./R-2 <br />SOUTH: S.F./R-2 <br />EAST: S.F./R-2 <br />WEST: S.F./R-2 <br />y Existing Conditions <br />Finding: The current lot width is 110 feet with 402 feet of depth. <br />1 <br />� Conclusion: There is enough lot area so all lots meet zoning density <br />i requirements. <br />Public Welfare <br />Finding: Allowing this variance would promote infill and allow the <br />applicant to build four single family dwelling units. <br />Conclusion: This short subdivision is consistent with City policy. <br />Alternatives <br />Finding: There are two alternatives for this proposal 40 feet R.O.W. <br />with public streets and the easement acess option. <br />Conclusion: This option as proposed will only be acceptable to the <br />City if that applicant builds single family residents. <br />Final Approval <br />Finding: This short subdivision could be approved with a public street. <br />Conclusion: The utility problems and a short public street would make <br />it difficult for the City to maintain. <br />
