The soil report shall include soil
borings, drilled to a suitable depth to adequately
describe soil characteristics and potential geological
hazards. The site specific recommendations within the
soil report shall be prepared by a registered
Professional Engineer specializing in Geotechnical
Engineering. These recommendations shall ensure that
both the subject slope and adjacent properties are not
destabilized either through weathering, erosion,
surficial creep, sloughing or landsliding. The
applicant shall comply with all recommendations oF the
soils report.
The grading and construction plans shall:
a) detail measures to prevent the occurrence of
ccnstructior. a^tiv<tia cithis or the moverent of
construction material into the wetland area and its
buffer. This shall include the installation of a
construction fence no more than 5 feet from the
building footprint. Measures shall include silt
fences, removal of spoils and limiting construction to
dry periods;
b) locate the sewer line along the base of the
existing public road for the subject lot and detention
pond (southern end of subject property);
c) require inspection of grading by the City Buildinq
Department and project engineer at critical points
(e.g. staking of site prior to grading, during grading
and final inspection); and
e) show specific depth and design of footings and
retaining wa13s onsite (i.e. on undisturbed soils
suitable for the calculated building loads). The
project engineer shall stamp and sign the footing
plans, verifying that they are consistent with the
requirements of the soils report;
f) require removal of all gradinq and footing
excavation spoils from the site;
g) prohibit grading from Novembe: lct to Feb lst;
h) shov routing of roof drainagc: downslope to wetland
in manner that aill not erode slope (use of energy
dissipaters); and.
i) improve the existing dirt roa(l per public works
standards.
