NOTICE OF CITY ACTION <br />PLANNING DIRECTOR DETERMINATION <br />11.11 #1-96 <br />Dear Citizen: <br />The City of Everett Zoning Code requires you to be notified as an owner of property <br />within 300 feet of 1831 Walnut of the following action: <br />The City of Everett Planning Director grants approval of a request by Jack .ohnson to <br />modify the required landscaping for a proposed mixed use development consisting of a <br />997 square foot office and 2 apartments with the following revisions to the proposed <br />landscape plan. <br />1. Provide a minimum of a two foot wide landscape strip along the east side of the <br />building. Shrubs and groundcover must be provided within this strip. <br />2. Provide one additional tree. A minimum of�rees are required on this site. <br />3. Enlarge the landscape strip along the alley to five feet in width. <br />The Planning Director approved the landscape modification based on the following: <br />The subject property is located in the B-1 zone, Neighborhood Business. Landscaping <br />must be installed on the site per Category A landscape standards of the City of Everett <br />Zoning Code. Category A landscaping requires Type III landscaping between the building <br />and the east and west property lines up to five feet in width. Type III landscaping <br />consists of a minimum of 1 six foot high tree for every 30 feet of length and a minimum of <br />5 two foot high shrubs for every 20 feet, with 90% groundcover within 3 years. <br />A sidewalk along the east side of the building is necessary to access the apartment above. <br />This prohibits the applicant from being able to provide the required five foot width of <br />landscaping along the east side of the building. <br />Subsection 37.140.0 of the City of Everett Zoning Code gives the Planning Director, <br />using Review Process II.B, the authority to modify the required landscaping if the <br />applicant proposes an alternative method of landscaping that would achieve the intent and <br />purpose of the landscaping required in this Ordinance and in which the Planning Director <br />determines to "provide superior quality through the use of native vegetation existing on <br />site, preservation of groves of trees, ... or through other means". Review Process II.B is a <br />written decision by the Planning Director which approves, disapproves, or approves with <br />conditions the proposal of the applicant. (Section 42.100.11) <br />
