R� <br />.�A%FkP�:;;ri�"-��,._�` ii <br />MARCH 3, 1975 <br />The regule3r monthly meeting of the City of Everett Eoard of Adjustment was called to <br />order at 7:30 p.m., March 3, 1975 in the Clty Hall Council Chambers,City Hall, <br />Everett, Washington. <br />Mr. Graff presided; Mr. Berg and Mr. Bartlett were prasent; Mr. Paird and Mr. Cronin <br />were absent. <br />A hearing was held on a request by Alber� Leettola, 3410 Mukiiteo Boufevard for a <br />variance trom Sec. 15.04.075 E.C.C., R-5, Single Family Suburban Residential Zonz, <br />Subsection E, front yard requirements for permission to construct a single family <br />residence to within 25 feet of the front property line, The existing zoning pro- <br />visions require a minimum of fifty-five feet from the centerline of the road right- <br />of-way. The proposed residence will be forty feet. <br />Legal Description: A short description of the property is "a portion of Lots 13 and <br />17, Block 4, Shore Acres Addii�ion to Everett, as recorded in <br />Volume 8 of Plats, Page 32, Records of Snohomish County, Plash- <br />ington. A more extensive metes and bounds legal description is <br />�� <br />available in the Communiiy Development Department files. <br />(Board of Adjustmeni File No. 260.) <br />Address: 5002 Alki Drive <br />Mr. George Ridderbusch spoke on behalf of this request. He will buy the property from <br />Mr. Leettola if the variance request is approved, lie has had a house designed for the <br />,j property and if the variance was not granted, he would have to build under existing <br />�,. <br />conditions which would either require a substantial rill of the property or the <br />construction ot a three story building "do�vn in a hole", wnich the applicant feared <br />may not meet the height requirements of th� zoning code. Mr. Ridderbusch did not <br />feel that either of these alternatives would benefit the neighborhood. <br />Mr. Graff as!<ed if th�re would be any excavation associated wiih the construction of <br />the house. Mr. Ridderbuscli respanded by presenting a site and grading Ulan showiny the <br />finished contours after excavation. The plans show the topography remaining very <br />much the same. <br />Mr. Fobert W. Hall, 4924 Alki, then spoke regarding this application. Ne first ques- <br />tioned the clarity of the legal ad and notice of hearing. He said that it �aas diffi- <br />cult to tell exactly what the variancewasfor Mr. Graff asked Mr. Shockey to read the <br />legal notice. !The legal ad is quoted verbatim at the beginning of the minutes.) <br />Mr. Hall then indicated that Alki Drive apparently ran over a portion of his property <br />and was not lined up with the right-of-way. He was concerned with what effect this <br />would have on the location of the Ridderbusch house, Mr. Shockey explained that <br />this would have no effect since the measurement for the front yard set back is from <br />the right-of-way line and not from the s+reet iiself. Therefore,•regardless of <br />where the street was located o� the right-of-way the front yard setback would always <br />be the same. <br />
