These comments address buildmg issues only, addidonal revisions or addidons may be required by other departments (such as Utilities, Planning or Fire). All references refer to the 1991 Uniform Building Code, as amended by the State of Washington and/or Washington State Energy Code 19 ��, 2nd Edition, unless staled otherwise. 1. Trace all loads to the Youndation. The plans show (2) 5 1/8" X 1] i/2" glue laminated beams bearing on a 4 X 12 beam. Provide calculations to show that 4 X 12 beam will work in this location. Also, (4) 2 X 4 studs will not provide sufficient bearirg for two glue ]aminated beams. 2. Plans do nat show how new deck is supported. (Since gazage will not be built, show footings for new deck.) 3. The plans refer to detail N7 on sheet /f4 at various locations on the main floor plan. The detail shows a minimum width of 24", which is not provided. 4. 5 � Several connections, i.e. beam/post etc.., call out an "approved hanger", show specific manufacturer and spec:ific hanger at those locations (all). Provide details/sections of deck, cantilevered deck, and guardrails. Show all components, including footings. Specify approved we:;�herpreof material at decks and balconies. Pressure treated wood or cedar is acceptable. Provide flashings as required by Section 3203(c) 2516(c)11. Show all exhaust fan size and locations on plans. show on plans how the habitable rooms are provided with fresh air per Washington State Ventilation and Indoor Air Quality Code (VIAQ).
