That such variance is necessary for the preservation and <br />enjoyment of a substantial property right of L-he appellant <br />possessed by the owne.:s of other properties in the same vicinit} <br />or zone; <br />The variance is necessacy to provide additional secu�ity <br />between the apartmerits and the mobile home park. The additional <br />fencing height w�sld help discourage movement between the <br />developments, and provide additional screening. <br />The granting of this variance request would allow mitigation <br />measures that wece discussed and agreed upo� among property <br />orrners directly impacted and would not affect property rights of <br />other properties in the same vicinity. <br />C. That the authorization of such variance will not be <br />materially detrimental to �he public welfare o; injurious to <br />property in the vicinity or zone in which the property is <br />located; <br />The increase in the fence height which i.s above the =ode <br />standard �:ill provide both additio��al screening and security for <br />the mobile home park to the north. The variance is sought at the <br />request of the adjacent mobile home park and will not adversely <br />affect any other properties. In addition to the fencing, the <br />owner will be providing an extensive vegetation buffer along the <br />northern ed9e and the fence in this area will have wood slats for <br />additional screenin9. <br />D. That the granting of such variance will not adversely affect <br />the comprehensive general plan. <br />The granting of this variance request will not advers�ly affect <br />the comprehensive plan but enhance the mitigation mea:�ures <br />orovided between the proposed apartment complex and the mcbile <br />home pack. <br />_ 2 _ <br />
