C <br />INFORMATION FOR DEVFLOPER: <br />The following info^mation ia provided for the developer's benefit. <br />All comments are preliminary in nature, and are based upon the <br />preliminary site plan and the ordinances in effect at time of <br />submittal for SEPA review. The proposal must comply with all <br />ordinances in effect at the time a complete building permit <br />application is filed, including those not specifically set forth <br />herein. (Exception: For vesting under the Zoning Code, please <br />refer to Section 44 of the Zoning Code). Contact the Planning <br />Department for information regarding appeals processes for the <br />requiremen*s listed in this document. <br />Detailed drawings in accordance with City Design and <br />Construction Standards shall be submitted to the Public Works <br />Department showing site parking layout, landscaping, <br />utilities, storm drainage, temporary construction erosion <br />control, and all required improvements in the public right-of- <br />way. Public Works Department approval of these drawings is <br />required prior to any permits being issu��d. All improvements <br />shall be completed, approved, and warranted before the <br />occupancy permit is issued. <br />A pedestrian circulation system for the site must be approved <br />by the Planning and Public Works Departments prior to the <br />issuance of any bui:.ding permits. Pedestrian walkways shall <br />provide for efficient and convenient movement on-site and <br />shall be provided for access from the site to City streets. <br />Walkways shall be separated from parking stalls and driveways <br />by wheel stops, curbinq, and/or landscaping where possible. <br />The existinq driveway shall be provided with a stand�rd <br />symbolic '�Bicycles�' warining sign. <br />A pedestrian connection must be installed from the building to <br />West Mall Drive. <br />5. A walkway must be provided from West Mall Drive to 92nd Street <br />SE: <br />a. The walkway shall be placed along the developer's north <br />property line within the boundaries of the existing dirt <br />road running east/west. <br />b. To avoid impacts to the buffer for the wetland on the <br />property to the north, the walkway shall be located no <br />less than 25 feet from the defined wetland boundary. <br />The location of the pedestrian walkway shall not require <br />any design alteration to the bioswale proposed for the <br />area along the north side of the walkway. <br />
