BLilding heiqht shall be a <br />maximum of 35 feet (ior additional standards per�aining to <br />building height •in the C-1R Zone see Section 21.020 of the <br />Zoning Code. <br />26. On-site recreation facilities must be provided per Section <br />15.110.B of the Zoning Code. On-site recreation facilities <br />proposed include an indoor recreation area with spa, weight <br />room, exercise room, game room and kitchen; and two outdoor <br />deck-type areas with shuffleborad, a tot lot, �eating areas <br />and pottet plants. The Parks Department requires that the tot <br />lot be a minimum of 40 feet by 40 feet. The recreation area <br />provided on this site must be a minimum of 800 square feet <br />(see attached memorandum by the Parks Department dated April <br />14, 1992). <br />27. Prior to the issuance of building �ermits, the Planning <br />Department must approve the final plan for on-site recreation <br />facilities. The applicant must submit a recreation plan <br />including standards and specifications for recreation areas <br />and equipment, both inside and outside the building, including <br />pictures cf proposed equipment. If sufficient information is , <br />not known at time of submittal for building permits, minimu�c <br />specifications or examples must be provided. <br />28. Building facade modulation and roofline variation must be <br />provided per Section 15.050 of the Zoning Code. The maximum <br />permitted wall length without building facacie modulation is 30 <br />feet. The minimum modulation depth is :, feet, and the <br />modulation width is 8 feet. <br />29. The tenant lease or rental agreement for the project must <br />contain a clause prohibiting vehicle maintenance on the site. <br />A covenant must be r�corded and signed by the owner stating <br />that such a clause will be written into the tenant leases <br />and/or rental agreements. <br />�` 30. A specially designated area will be required for washing of <br />cars by tenants of the complex. The area must be <br />hydrologically isolated from the rest of the site, be covered, <br />and washwater from the area must drain to the sanitary sewer <br />after being routed through a baffle-type oil/water separator <br />designed to the City Standards. Signs must be posted on the <br />site limiting car washing to the designated area only. The <br />tenant lease or rental agreement must contain a clause <br />�;rohibiting car washing on the site outside of the specially <br />designated area. A covenant mest be recorded and signed by <br />the owner stating that such a clause will be written into the <br />tenant leases and/or rental agreements. In addition, a note <br />stating that car washing is only permissible in the designated <br />area must be included on the storm drainaae plans. <br />
