GEOTECHNICAL ENGINEERING STUDY PROPOSED WEST MALL VILLAdE CONDOMINIUMS 9300 WEST MALL DRIVE EVERETT, WASHIN(iTON This report presents the findings and recommendations of our geotechnical enqineering study for the site of the proposed new West Mall Village Condominiums complex in Everett, Waahington. The general location of the site is illustrated on the Vicinity Map, Plate 1. We were p.resented with a Site Plan, various floor plans, and typical elevations. Based on review of the 21ans furnished to . us, we anticipate that the project will consist of three 4- story apartment buildings with a total of 137 units, along with �, basement parking garage. Wetland areas have been identified on the site and incorporated into the proposed development plans. SITE CONDITIONS SURFACE The site is rectangular in shape, and covers approximately 3.2 acrea. Currently, the property is undeveloped and densely vegetated. The site contains a variety of trees 9.ncluding alders, willows, cottonwood and a few scattered evergreen trees. Ferna cover the floor of the forested area. Wetland areas have been delineated on the property, and developmant has been planned to accomodate the wetlands. The subject property lies in a mixed-use area with the Everett Mall located to the east of the site, and residential single- family houses and neighborhoods located to the west. Apartment "villages" are located to the northeast of the site. Undeveloped, forested land lies to the immeditate north of the site. To the south is a GTE office building. Topographically, the property slopes gently from the west toward the east. Relief across the subject site is approximately 10 feet. A wetland region is located in the northeast and southeast corners of the site. Surface water on the site presently fZows from the northern wetland to the southern wetland and continues southerly.
