A buffer a minimum of 50 feet wi�le is required azound the two wetlands on the <br />site. A 10 foot construction setback is required from the edge of the Uuffer. A 10 <br />foot setback is also required from the wetpond to allow maintPnance of the <br />buildings and fire access, unless otherwise approved by the Fire Marshal. Prior to isssuance of any permiu, a plan must be approved which shows the <br />existing landscaping in buffer azeas, the buffer azeas tha[ will need enhancement <br />planting, and a plancing plan for any buffer disturbed during consauction (for <br />example those azeas adjacent to proposed driveways and walkways). (SEPA Water, <br />Plant and Animal Policies) <br />f. Prior to issuance of any permits, a monitoring plan must be reviewed and approved <br />by the Planning Department. The plan must provide for monitoring the wedand <br />and buffer vegetadon and the wedand hydrology for a minimum of three years. <br />The monitoring plan mus[ include a conangency plan which discusses potendal <br />measures to take if it is determined that the construction of the projec[ has impacted <br />the wedand hydrology. The monitoring plan must include photo documentaiton. <br />An assurance device for the monitoring and contingency plan must be submitted to <br />the Planning Department prior to the issuance of occupancy permits. The amoum: <br />of the assurance device shall be for 1109'0 of the cost of the monitoring and the <br />plantings. (SEPA Water, Plant and Animal, and Public Services and Utilities <br />Policies) <br />Prior to issuance of occupancy permiu, cbe applicant's biologist must submit a <br />letter staling that the wetpond and buffer plantings have been mstalled per approved <br />plans. The City will not be responsible for maintenance of the wetpond area. <br />(SEPA Water, Pland and Animal, and Public Services and Utilities Policies) <br />h. Per City policies, due to the proximity of the site to environmentally sensitive <br />areas, seasonal limitatiuns will be placed on land alteration activities. Land <br />alterabon acavities are defined in the .itv's D ci,Qn and .oncrn�ction Standards and <br />,�pecificadons as Clearing, Grupping, Excavation, Filling, Grading, and <br />Stockpiling. Determination of the exact seasonal limitadon periai requires site <br />specific information generally not available until the project design stage. <br />However, preliminary analysis using the information avazlable at tius dme indicated <br />that land alteradou activities on tne project site will be restricted to the period <br />between April 1 and October 1. <br />
