The propesed paint spray booth will be a <br /> minor addition to an existing auto service business. Public noGce of the intent to expand tlie <br /> auto repair business was provided to adjacent properly owners and no comments were <br /> received. <br /> Conclusions: The proposal continues to provide a benefit ?o the general area. <br /> The adequacy of streets, utfltties and public services to accommodate the proposed use. <br /> Findings: The site is served by ,oublic streets. !t is Iocated at the terminus of a cul-de-sac <br /> which is accessed off of Holly Drive. There is an existlng building on the site�vith exist;�.� <br /> utilities and public services. _ <br /> Conclusions: Mukilteo Water District pr�vides water and sewer services to tfie ��xisting <br /> automotive repair building. The District does not hao��any facilities that would b� affected by <br /> the addition of a paint spray bocth. No water or sewer fixtures shoutd be placed in the new <br /> paint spray booth. Any questions ragarding water and sewer to the site shoul� be directed to <br /> Daniel Hammer, Mukilteo Water District (425) 355-3355. Adequate provisions for access, <br /> utilities and public services for the proposal can be accommodated. <br /> -• Compatibility of the proposed use or building to surro�nding properties, especiaily os it <br /> relates to slze, height, locatfon and setback of butldings. <br /> Firedings: Setbacks for ihe site should be as follows: twenty foot front setback (south prc;,� . <br /> line), twenty foot rear sr'back (north property line), five foot interior side setbacks (east and <br /> �.vest propeKy line). The proposed addition is less ihan 900 square feet in area and will be <br /> dttached to the eastern side of the existing building. The proposed addition and the nearest <br /> residence are separated by approximately 100 feet. <br /> Conciusions: The proposal is not anticipated to have adverse impacts on the surrounding <br /> properties. <br /> .. Tho number, size and location of signs and Ilghting, especially as they relata to more <br /> sensitive land uses. <br /> Findings: No additional siynage is proposed at this time. Any future change in signage wc�;;: <br /> require permits. <br /> Conclusions: No adverse signage impacts are anticipated. <br /> 7• The landscaping, buHering and screaning of parking, loading and storage areas. <br /> Findings: There currenily exits on site a solid board fence, with some min�r veg2tation, which <br /> z,c;eens the structure and parking area. Additional landscaping, in compliance with Section 35 <br /> of the Everett Zoning Code, may be required if the value of the work exceeds 35% of the <br /> County Assessed value of the siructure. <br /> (:onclusfons: There is existing screening which may be enhanced based on the cost of the <br /> proposed work to be done on si�e. Tfie current screening does provide a buHer between ihe <br /> -=^tia!activities in the neighborhood and the commercial activity at the subject site. <br /> ! J1.�� <br />�:�� <br />
