Hazardous Materials - In order to expedite plan review, a hazardous materials inventory list <br /> shall be provided as a part of the submittai for building permit. The storage, handling and use <br /> of hazardous materials shall be in compliancE with Artic!e 80 of the Uniform Fire Code, 1997 <br /> Edition. <br /> 24. The storaye, han�iing and use of flammable or combustible liquids shall comply with Article 79 <br /> of the Uniform Fire Code, 1997 Edition. <br /> .5. �Uukilteo Water District prov!des water and sewer services to ihe existing automotive repair <br /> building. The District does not have any facilities that would be affected by the addition of a <br /> raint spray booth. The review process <br /> takes about 30 days before an Order of Approval is issued. <br /> 27. A State Environmental F'olicy Act (SEPA) environmental checklist is required. The proposed project is located within 200 feet of Swamp Creek. A biological assessment has <br /> been prepared by Wetland Resources, dated November 12, 2003, and submitted as part of this <br /> application. The applicant shall comply;vilh ihe Best Management Practices (BMP's), and <br /> Contingency Plan as oullined in the wetland report (Pg.3); the use of the BMP's and proximity <br /> of the spray booth to the stream shouid minimize any hazardous materials coming in co^tac: <br /> wilh Swamp Creek. <br /> 2�J. Setbacks for tha site should be as follows: twenly foot front setback (south property line), <br /> i twenty foot rear setback (north property line), Tive foot interior side setbacks (east and west <br /> Qroperty line). <br /> ��. Landscaping to City standards must be installed if the value of the new construction and/or <br /> remodel exceeds 35% of ihe assessed value of the existing structure. Based on the County <br /> Assessors information, the present value of the structure is $36,00�. The Planning Director has <br /> the abllity to grant a landscape modificatfon when an alternative method of landscaping is <br /> proposed which wouid pro�:�de a superior quality than othervvise required, or when site <br /> constraints make it difficult to comply with all prcvisions of the Zoning Code. <br /> 31. Screening should be provided around the entire site. The solid board fence existing on site is <br /> acceutable, however any broken, damaged, or leaning portions of the fence should be removed <br /> and reolaced. <br /> r' <br />
