If the Yergers really Wantn,d to maximize the number of dollars they received, they could have designed the lots as the City speculates (with an ea�ement) , but they waZted to preserve the tall and beautiful trees that have grown up on Lot 3 . In order to do so, this requires lengthening Lot 3 beyond the minimum depth required so the house may be built at the rear of the lot, thus allowina the significant trees to stand. The Yerg.=rs were attempting to address the City' s concerns as expressed in 18 .24 .040 by designina with the environment. The Yergers know that substituting one sapling per 40 feet of frontage zlong the public street in order to cut down the existing 24-foot to 36-foot trees on Lot 3 to squeeze another lot in isn' t a good trade-off. But ii the Yergers are required to improve to the City' s requirements, the cutting down of these trees is necessary for an adequate amotint of buildable area. Not requiring expensive sidewalks and improvements will help keep the cost of the housing affordable. The location of these lots are close to the major bus routes on Evergreen Way,rencouraging efticient transportation and transit. B.
