The proposed rezone is consistent with the Everett Comprehensive <br />Plan. <br />2. The proposed amendment bears a substantial relation to public health, safety or <br />welfare; and the proposed rezone promotes the best long-term interests of the <br />' <br />Everett community. <br />3. The proposed rezone mitigates any adverse impacts upon existing <br />or anticipated land uses in te"te immediate vicinity of the subject <br />property. <br />Review Criteria for Modification of Mrdtiple Family Development Standards — The <br />follo,: ing <br />modifications are proposed: <br />1. Modification of Building Height — Building Height in the R-1(A) zone is limited to <br />1 <br />28 feet, as set ford, in the Development Standards Table ('EMC Chapter 19, Table <br />6.1). <br />' <br />2. Modification of Building Separation — EMC Chapter 19.15.100 requires that <br />buildings on the same lot be separated by 10 feet, plus an additional 10 feet for each <br />' <br />floor above the first floor. The positive characteristics of the proposed development and whether such <br />characteristics could be provided by compliance with the development standards <br />and/or design guidelines proposed to be modified. <br />C.
