INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the preliminary <br />site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building permit <br />application is filed, including those not specifically set forth herein. (Exception: For <br />vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). Contact the <br />Planning Department for information regarding appeals processes for the requirements listed in <br />this document. <br />NOTE: New multiple family development standards were recently adopted. In order <br />to be vested under the standards in effect at the time your SEPA application <br />was submitted, Section 44 of the Everett Municipal Code requires that you <br />submit a complete building permit application within 90 days of a Final SEPA <br />threshold determination for the project and that the filing must result in the <br />issuance of a building permit for all activity approved by the project SEPA <br />review for the proposal. <br />A Public Works Permit is required for this project. Detailed drawings in accordance <br />with City Design and Construction Standards shall be submitted to the Public Works <br />Department showing site parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion control, and all required improvements in the public <br />right-of-way. Public Works Department approval of these drawings is required prior to <br />any permits being issued. All improvements shall be completed, approved and warranted <br />prior to the issuance of Occupancy Permits. Lack of comment on the plans submitted <br />with the SEPA application does not constitute approval of these plans. <br />2. This project must comply with the current City of Everett Building Code and Sprinkler <br />Ordinance. <br />Full standard half street improvements are required to Holly Drive including but not <br />limited to curb, gutter, sidewalks, street widening and drainage control per City. Design <br />Standards. The driveways on Holly Drive must be removed and replaced with curb, <br />gutter and sidewalk per City Design Standards. A stop sign and stop line per MUTCD <br />standards is required at the proposed main and secondary access driveways onto Holly <br />Drive. <br />4. Special charges for connection to the sewer and water systems in accordance with <br />Ordinanse 1998-94 and subsequent revision are applicable. These charges are based on <br />projected water usage and can be substantial. Applicant is encouraged to obtain a copy <br />of the Ordinance and determine estimated charges prior to building permit application. <br />The actual charges shall be computed by the Public Works Department per the Ordinance <br />in effect at the time and according to the information on the approved plans at the time of <br />building permit issuance. <br />5. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br />submitted pre City Design and Construction Standards and Specifications for <br />Development. <br />6. All stormwater runoff from the site must discharge to the wet/detention pond in the <br />southeast corner of the site. <br />
