18. A 2 year .maintenance assurance device must be provided for the landscaping per Section <br />35.13013 of the Zoning Code. <br />19. A minimum of 16,800 square feet of open space is required on the site per Section <br />15.030 of the Zoning Code. Calculations for open space areas must be provided on the <br />plans submitted for Building Permits. Landscaping in the parking areas and setbacks <br />shall not be counted in meeting this standard. <br />20. On -site recreation facilities must be provided per Section 15.110 of the Zoning Code. <br />Prior to the issuance of Building Permits, the Planning Department must approve a plan <br />for on -site recreation facilities. As part of the building permit application, the Applicant <br />must submit a recreation plan including standards and specifications for recreation areas <br />and equipment, both inside and outside the building, including pictures of proposed <br />equipment. If sufficient information is not known at time of submittal for building <br />permits, minimum specifications or examples must be provided. Prior to the issuance of <br />Building permits, the Planning Department must approve a plan for on -site recreation <br />facilities. Tot lots must be located in central areas, where adequate supervision of <br />children can be provided. NOTE: Applicant must provide square footage of the units in <br />order for staff to determine recreation impacts. <br />21. Building facade modulation and roofline variation must be provided per Section 15.050 <br />of the Zoning Code. The maximum permitted wall length without building facade <br />modulation is 30 feet. <br />22. The Snohomish County PUD currently has sufficient capacity to serve the proposed <br />development. For further information about the electrical service requirements for this <br />project, please call Kurt Martin of the District's Customer Engineering Office, Everett at <br />258-8291. <br />23. GTE Northwest Incorporated has facilities near this location. However, any building <br />entrances must be coordinated at least 60 days in advance. The cost of any relocation of <br />GTE facilities that is required to construct the new apartments will be at the total expense <br />of the developer. Any relocation will take 60 to 120 days. Please contact Debbie <br />Condron, Engineer-OSP at 356-4053 if you have any questions regarding this building <br />entrance. <br />24. GTE Northwest Incorporated will provide service to the site. However, new telephone <br />cable construction will be required in conjunction with the site development. GTE's <br />engineering will begin when they are notified of your construction schedules and <br />telephone requirements. <br />It will be the developer's responsibility to provide a suitable combination of conduit and <br />trenching and/or riser conduit to accommodate GTE's network communications cable <br />within the complex. Provided that an acceptable combination of conduit and/or trenching <br />is incorporated into the project to accommodate GTE's entrance cable, there will be no <br />costs to the developer for GTE's cable. <br />If a rearrangement of existing cables on pramises or on the right-of-way is necessary, <br />appropriate charges will be estimated and GTE's Guaranty of Payment form will be <br />forwarded to you for your signature. Prior to commencement of GTE's engineering for <br />such rearrangement, a deposit will be required. To insure timely telephone service, GTE <br />requests ninety (90) days lead time for engineering, procurement, and installation of <br />cable and/or GTE's equipment. <br />
