12. The wetlands on site are rated as a Class II wetlands, <br />which requires a minimum buffer area of 50 feet with a <br />to foot building setback from buffer. The outer edge <br />of the wetland buffer must be field surveyed. A <br />temporary fence is to be placed around the outer edge <br />of the buffer, prior to any construction activity. <br />(Everett Zoning Code and SEPA Water Policy) <br />13. The wetland and its buffer must either be dedicated to <br />the City as an open space tract or set aside as a <br />native growth protection easement per Section 37 of the <br />City of Everett Zoning Code. The quantity and rate of water <br />entering the wetland must be determined for current <br />conditions.
