CITY OF EVERETT BOARD OF ADJUSTMENT <br />Minutes <br />February 4, 1980 <br />The regular meeting of the Everett Board of Adjustment was held <br />at 7:00 p.m. in the City Hall Council Chambers. Mr. Zook <br />presided; Mr. Wilson and Mr. Hoagland were present. Mr. Russell <br />was absent. Mr. Black, the other member of the Board, had his <br />term expire January 1, 1980. A replacement will be forthcoming. <br />Mr. Zook introduced the members of the Board to the audience. <br />A hearing was held on the a cation of Earl Hill 1026 Lombard <br />Avenue, ver- ett, Was ingtonliOlt? <br />or a variance rom Section <br />19.16.050 of the Everett Municipal Code, Yard Requirements, <br />Paragraph B, Side Yard, for permission to construct a carport to <br />within three (3) feet of the north side property line rather than <br />the code requirement of five (S) feet. <br />Legal Description: Beginning at the stone monument at the north- <br />west corner of the southwest quarter of the northwest quarter of <br />Section 17, Twp 29 North, Range 5, E.W.M.; thence east on north <br />line of said 16th section line 4S1 feet to the center of Oakes <br />Avenue 238.21 feet; thence east at right angles to Oakes Avenue <br />172 feet to the true point of beginning; thence north parallel <br />with Lombard Avenue 172 feet; thence south along center line of <br />Lombard Avenue 75 feet; thence west at right angles to Lombard <br />Avenue 172 feet; thence north 50 feet to the true point of <br />beginning EXCEPT that portion thereof lying within Lombard Avenue. <br />Address: 1026 Lombard Avenue <br />Zoning: R-2 Single Family High Density Residence <br />Neither Mr. Hill or a representative for Mr. Hill were present so <br />his application was moved to the last item on the agenda. <br />A hearin was held on the a lication of EVel n and Glen Chapman, <br />11919 Alexander Road, Everett, i4asiington 82 3 or a variance from <br />Section 19.16.030 of the Everett Municipal Code, Minimum Lot Size, <br />for permission to construct a duplex on 7,150 square feet of land <br />area rather than the code requirement of 7,500 square feet. <br />Legal Description: Lot B -the easterly 140 feet of the southerly <br />55 feet of Lot 2, Block 4, North Beverly Park Division #2, less <br />the easterly 10 feet thereof together with an easement for the <br />maintenance and operation of a sewer line over, under and across <br />the following described property - the northerly 20 feet of the <br />easterly 60 feet of said Lot 2 less the easterly 10 feet thereof. <br />
