Board of Adjustment Minutes <br />February 4, 1980 <br />Page 3 <br />A hearing was held on the application of Robert Olson, 3408 Gorin <br />Place, ver111 as ington or a variance rom ec ion 19.48.030 of the Everett Municipal Code, Conversions in an R-3 zone, 8.030 graph A, Requirements for Lot SPara- <br />ize and Yards, for permission to <br />allow a conversion from a duplex to a triplex on a lot width of <br />37h feet rather than the Code requirement of 50 feet, and a <br />building that is two (2) feet from the north side property line <br />rather than the Code requirement of five (5) feet. <br />Also: <br />From Section 19.48.030 of the Everett Municipal Code, Conversions, <br />Paragraph D, for permission to provide four (4) off-street parking <br />spaces for a triplex rather than the Code requirement of five (5) <br />off-street parking stalls. <br />Legal Description: Lot 24 and the south half of Lot 25 <br />Block 433 Plat of Everett <br />Address: 2118 Hoyt <br />Zoning: R-3 Multiple Low Density Residence <br />Mr. Olson represented himself and had the following statements <br />to make: <br />1. There are many older homes in the area that have been <br />converted to apartments. <br />2. The existing floor plan is obsolete now and the building <br />is difficult to heat. <br />3. A triplex is more economically feasible with the alter- <br />ations that need to be done to bring the building up to <br />any type of safety codes. <br />Some neighbors were against the granting of the variance for the <br />following reasons: <br />1. The aforementioned dwelling is too cramped for three <br />units and would cause overcrowding. <br />2. The houses in the area are older and built closer <br />together and,even though the zoning is R-3 Multiple <br />Family Low Density Residence and allows apartments, <br />the houses are single family and duplexes. <br />3. There are security problems now and it seems that <br />because Hoyt Avenue is a one-way street, there is <br />more alley traffic which seems to promote more <br />vandalism. <br />
