CITY OF EVERETT <br />PLANNING COMbI]SSION <br />SPECIAL PROPER7'Y USE PERMIT //5-80 <br />BISHOP SCHOOL <br />As Amended Aug. 4, 1981 <br />WHEREAS, there was filed with the City oi Everett Planning Department <br />on April 25;' 1980, :an application for a Special Property Use Permit under Everett <br />City Code Section 15.04.070 by Sam Lockwood for Bishop School of Everett, 2301 <br />Hoyt Avenue on the following described prop-arty: <br />Lots 1, 2, 3, 4, and N Yx Lot 5, Blk 489, Plat of Everett <br />ARiD, WHEREAS, August 12, 1980, was fixed as the date of hearing on said <br />application and proper notice was given as required by law, and <br />WHER[AS, a publec hearing was held on said date; and the Planning Commissionv <br />af!er receiving all testimony, made the findings that: <br />Comprehensive Plan: <br />1968 General Land Use Plan recommends this area as Multiple Family R.esidential. <br />1972 Update recommends this area as medium density residential, generally <br />averages five to ten dwelling units per acre. <br />Special Property Uses because of their unique nature are not classified as <br />a specific l�nd use cata:g�ry in the Comprehensive Plan. <br />2. Site Conditions: <br />Lot: 18,000 square feet (i50x120) lot has frontage on Hoyt and 23rd, approximate <br />coverage of 14,000 square f:et with approximately 4,000 square feet of open <br />space. <br />Utilities: Available <br />Building: 7his is an existing church building, which must meet all building <br />and fire code standards as specified in the letter from the Fire Inspector <br />March 5, 1980. <br />Parking: The pruject has an existing parking area for 30 cars. This is more <br />than adequate to handle any parking generated by this project. <br />3, Project: The Bishop School will be accredited by the State and will be a �on- <br />profit corporation. They are intended to serve children between 4 and 8 years <br />of age. Each year they a: e intending to er,pantl their educational program. <br />4. Recreation: There is 50 x S� gym located within the f;scility. ?here is no <br />outdoor recreational space on site. The spo��sor will have to utilize Clark <br />Park whir_h is four blocks away for its acti•�e cutdoor i�ecreation program. <br />5. Adjacent Land Use: The proposed use is in an area u�ith mixed uses: single <br />family, duplexes, apartment complex, nei�hborhood b�siness, professional <br />office spsce and churches. <br />6. Zoning: The Special Property Use is designed to permit specific us•s to locate <br />
