CITY OF EVERETT <br />PLANNING COMMISSION <br />SPECIHi PROP;?RTY USE PERMIT /f5-80 <br />BISHOP SCHOOL <br />As Amended Aug. 4, 1981 <br />�j <br />I <br />II WHEREAS, there was filed wiil� the City of Everett Planning Department <br />�' i <br />I�I on April 25, 1980, an application for a Special Property Use Permit under Everett <br />City Code Section 15.04.070 by Sam Lockwood for Bishop School of Everett, 2301 <br />Hoyt r\venue on the rollowing described property: <br />Lots 1, 2, 3, 4, and N S4 Lot 5, Blk 489, Plat of Everett <br />AND, WHEREAS, August 12, 1980, was fixed as the date of hearing on said <br />application and proper notice was given as required by law, and <br />WHEREAS, a public hearing was held on said date; and the Planning Commission, <br />after receiving all testimony, made the findings that: <br />1. Comprehensive Plan: <br />1968 General Land Use Plan recommends this area as Multiple Family Residential. <br />1972 Update recommends this area as med'.u�n density residential, generally <br />averages five to ten dwelling units per acre. <br />Special Property Uses because of their unique nature are not classified as <br />a specific land use category in the Comprehensive Pian. <br />2. Site Conditians: <br />Lot: 13,000 square feet (150x120) lot has frontage on Hoyt and 23r�, approximate <br />coverage of 14,000 square feet with approximately �+,000 square feet of open <br />space. <br />Utilities: Available <br />8uilding: This is an existing church building, which must meet all building <br />and fire code standards as specified in the letter from the Fire Inspector <br />March 5, 1980. <br />Parking: The project has an existing parking area for 30 cars. This is more <br />than adequate to handle any parking generated by this project. <br />3. Project: The Bishop School will be accredited by the State and will be a non- <br />profit corporaticn. They are intended tn serve children between 4 and 8 years <br />of age. Each y�ar they are intending to eYpantl their educational program. <br />4. Recreation: i`here is 50 x 80 gym located within the facility. There is no <br />outdoor recreationat space on site. The sponsor will have to utilize Clark <br />Park which is four blocks away for its active outdoor recreation program. <br />5. Adjacent Land Use: Tl�e proposed use is in an area with mixed uses: single <br />family, duplexes, aparement complex, neighborhood business, professional <br />office space and churches. <br />6. Zoning: The Special Property Use is designed to permit specific uses to locate <br />only after review by the Planning Commission and City Council. <br />
