e
EDWIN F. BAKEfl, P.E
BAKER ENGINEERS
STFiUCTURAL DESIGN
P.O. BnX 76S7
LYNNWOOD, WA 9BOa6-1697
June 16, 1993
Chuck Griffiss
1121 South Davies Road
Lake Stevens, Washington 98258
R2ference: 9uilding Rehabilitation
2818 S 2822 Hoyt Avenue
Everett, Washington
Job No. 00.93.087
Gentlemen:
In response to your request we have observed the soil settlement
problem at 281II and 2822 Hoyt Avenue, Everett, Washington for tne
purpose of proposinq a structural rehabilitation for the buildings
located on the properties. Our proposal which follows is based on
a site visit aad on drawings, reports and comments by others. It
conditi ns may note ba asrassumedrforathe purpose of t h s rePortil
It is our understanding that the buildings at 2818 and 2822 ?ioYt
Avenue are to be reduced in size by removal of portioas along their
back ( westerly ) side. The building at 2818 Hoyt. is to become 30'
by 60' and the building at 2822 Hoyt, 46' X 60' with their front
and back side walls aligned.
Due to the settlemert of soil at the westerly portion of the lots
and the uncertain structural integrity of t'ze railroad tunnel
directly beneath the pcoperty a grid system of beams and piers is
proposed to reduce the loading on this area of the tunnel.
In our preliminary study of the proposed work cae have assumed the
longitudinal centerline of the tunnel is approximately directl.
below the common wall of the two buildings described. It is very
important that the actual location of the tunnel in relation to the
buildings be verified. We propose this be done by a surveyor using
existing plans and by taking field measurements or by whatever
other feasible meLhod that accurately locates the tunnel.
We propose a concrete grade beam be installed beneath the common
wa11 of the two buiidings along with two other adjacent and
parallel grade beams. These beams, approximately 16" X 4II" and 12"
X 36" in cross section respectively, would be supported within the
interior of the buildings on spread footings. At the building west
wall the grade baams would be supported by a concrete girder
approximately 18" X 60" in cross section that distribute' the load
to its reactions consisting of drilled auger cast piles oc• pie!'s as
recommended bf a Geotechnical Engineer. We anticipate the piies to
be battered approximately 1:10 and of sufficient lenght,
approxiamtely 60' to deliver their axial load of aoproximately 100
kips to the soil below the tunnel base.
6628 212TH S.W. • LYNNWOOD, WASHINGTON 98036 •(200) 771-6666
FACSIMILE (206) 771-u558
