Any grading/fill on this site shall be done so as to not impact <br />the surrounding properties. Any retaining wall greater than <br />three feet high along a property line must be reviewed and <br />approved by the Planning Department. (SEPA Earth, Land and <br />Shoreline Use Policies) <br />2. Screening of all outdoor refuse disposal areas must be provided <br />so that they are not visible from adjacent properties or public <br />rights-of-way. The disposal a�-eas must be shown on the site <br />plan submitted for building pe�-mits. (SEPA Aestheiics <br />Policies) <br />3. A fence a minimum of 42 inches ]xigh must be provider3 along the <br />south property line adjacent to the parking area to provide <br />sci�eening from the adjacent property. Parking must be per r_i�y Zoning Code and City Design and <br />Construction Standards. For the 12 units proposed, a minimum <br />of 12 parking stalls are required. Prior to the issuance of <br />any permits for this proposal, a Boundary Line Adjustment must <br />be completed to add parking stall 1 to the subject lot. The <br />clinic must be in compliance with parking standards in urder to <br />allow a Boundary Line Adjustment to be approved. For the 1,432 <br />sf of clinic, a minimum of 8 parking stalls are required. (SEPA <br />Transportation Policies) <br />
