S400l��orth <br />861 La�ason P.d. <br />Camano Island, l';a- 9g2�z <br />Property: <br />3232 Hoyt Ave. <br />Everett, l:'a. 982�] <br />Ho.r7%.� <br />The variance being requested pertains to Section 19•?3--�-'! �� <br />the Zoning Code, Offstreet Parking. The requirement is for <br />one (1) off streec parking space per tenant. I currently can <br />provide S spaces and 7 have 9 tenants in my rooming hcuse. <br />I am applying for a variance of the code in requard co the <br />remaining spaces that I cannot provide. <br />The zoning of thn property allows for high density residential <br />structures, however it does not take into considPration the uniqce <br />tenant of the rooming houae concept for parking purposes. The <br />typical tcnant does not own a vehicle. On the sverage for the past <br />year not more than 3 tenants have had vehicles at one time. <br />These tenants can barely afford to pay rent and food and are <br />therefore not in a position to o�an and operate a vehicle. In <br />addition to the lack of tenants with vehicles the property is <br />on a corner lot with plenty of street narking. <br />Other property owners in the area are able to utilize their <br />property to its best use whether it be as a residence, office or <br />multi-family strcture. My properties best use is a a 9 room <br />rooming house that at the most should be required to provide <br />three (3) off site spaces or the amount of spzces that could <br />reasonably be expncted to be used con�:stently by the tenants <br />and not an arbitrary numb�r From a zoning code. <br />��pproval of the zoning request will be to the qood of the public <br />welfare as this type of housing is not readily available in <br />Gverett. If I was not able to provide the extra rooms, because <br />of unnecessary parking, these tenants would literally be out on <br />t}�e streets as there is a shortage of this type of housing in <br />Fverett.
