<.,
NARRATIVE STATEMENT
P.O. Box 509,
Everet, Washington 98206
August 7, 1987
Dnnis Derickson,
Planning Dir.ector,
City of Eve'-ett,
City Hall,
Everett, Washington 98201
SUB,TECT: Parking Variance
Dear Sir:
Pursuant to my conversations with your staff regarding the
eight (8) unit apartment house at 3306 Hoyt in Everett, we
are requesting a variance from the required 1' spaces per
unit to 1 space per unit.
Our goal is to provide small, efficient, inexpensive and
convenient housing for the elderly citizens of Everett.
Our reasons for t?ia request aris« out of forty (90) yeax•s
and three (3) generations of family experience with over
2C0 apartment unirs in the Greater Everett area, witYi a
third (1/3) devoted to the elderly.
The reasons we need this variance are as foliow:;:
1. The building consists of one (1) bedroom - S00
square foot unita designeci for the elderly an.d
similar in design and purpose to these succeras-
ful projects: the two (2) - eight (8) unit
buildings at 4122 and 4126 Hoyt; the sixteen
(1'0) unit project at 3327 Hoyt Avenue, both
proje.t:c requiring similar variances.
2. Otr experiencE: indicates that clearly one half (1/2)
of these citiz?ns neither own nor drive a car. ThiS
fact becomes more prevalent the closer they live to
Downtown.
Essentially by providing 1' spaces per unit, cve
reduce our ability to landscape, increasc tY:e problem
of parked unuseable car=, R.V.'s, boats, etc. and
likely changing our tenant mix from elderly to younger
EXHIBIT 3
NARFtATNL STATL•MGNP
