(See Attachment 4, Parking Survey.) <br />b. Conclusion: Authorization of the variance would <br />not adversely affect on-street parking and so would <br />not be materially detrimental to the public welfare <br />or injuri.ous to other property in the vicinit}� or <br />zone. <br />Criterion No. 4: That the granting of such variance will not adveraely <br />affect the Comprehensive General Plan. <br />a. Finding: The Comprehenaive Plan shows this area as <br />mulr.iple family. <br />b. Conclusion: This project would have no effect on <br />the Comprehensive Plan. <br />RECOPfMENDATION: APPROVE the variance to provide eight off-street atalls for <br />an �ight unit efficiency apartment rather than the twelve spaces required by <br />code with the following conditions: <br />1. The apartment units shall not exceed 500 square feet in aize. <br />2. For one year following occupancy of the building, a parking survey <br />ehall be made by the applicant and aubmitted to the Planning <br />Department. Said survey ahall show the number of atalls in use at <br />7:00 a.m., 1:00 p.m,, and 8:00 p.m., on the first seven daya of each <br />month. <br />3. Accesa shall be off the alley. <br />4. A six-foot high e�olid board fence shall be provided along the north <br />and south property lines where abutting the parking area. <br />5. Substantial landscaping shall be provided along the street frontage. <br />6. The second atory of the structure may be extended to the rear <br />property liae if an interior courtyard of at least 1,000 square feet <br />in aize is provided. Said r.ourtyard shall be oriented to the souL-h. <br />7.
