l
- 2 -
Dennis Derickson,
Planning Director,
Everetr, Wa.

AuguSt 7, 1987
tenants with need of parking, and with one half (1/2)
of the stalls covered we will provide for other needs
more in line with the elderly comfort zc7e.
3. It would enable us, in accordance with the preliminary
site plan submitL-ed with this request, to better fit
in witli ihe residential character ef the neighborhood
by allowing us to landscape the front yard. Thus
creating a garden court atmosphere more conducive to
the elderly environment.
4. The tenant leases will explicitly limit parking to
one (1) stall per unit.
5. All of the tenant needs are conveniently available
eitller in the central business district (ne block
North), City Transit (one block Easl- or West), or
the Greyhound Bus Si:ation (tao blocks North), witli
medical and dental se_vices liberally scattered
throughout the district.
6. Our final point here is that because we are catering
to the elderly, we can aiford t_o keep the rents down.
Due to the greatly reduced turn-over and what usually
amounts to lower maintenance, as the elderly as your
most reliable and conscientious ter.ant, they are your
most desirable tenant. We prefer catering to the long
term tenant. PUD Super Cents people will participate.
I'or these reasons we are submitting this variance appiication
and lookin9 forward to a favorable decision Uy the Board.
If you or the IIoard have any further questions about our
projecc, please call.
