The site is zoned A-4, Multiple-Family High-Densitl Etesidence 7.one, which would allow the proposed use. The site is currently vacant except for large Maple trees adjacent to the sidewalk on Hoyt Avenue. � 2; Access is proposed via 34th Street to ur.der building parking and via the alley west of Hoyt Avenue. Access, circulation, and parking plans nust include all abutting public right-of-a•ay and must be approved by the Pui�lic Works Departnent. Street improvements and alley improvement must be provided in conformance with Peblic Works Department's check- list comments. 3. �rainage must be designed in conformance with the City's Drair,age Ordinance: On site detention is required and aoproval of a plan for erosion control during and after construc- tion is required prior to commencing site preparation. 4.
