The following factors <br />o:ere con:.��.:red and the listed requirements were placed in response to comments submitted <br />during the Environmental Checklist review of this proposal. . <br />1. The site is zoned A-4, Multiple-Family High-Densitl Etesidence 7.one, which would allow the <br />proposed use. The site is currently vacant except for large Maple trees adjacent to the <br />sidewalk on Hoyt Avenue. � <br />2; Access is proposed via 34th Street to ur.der building parking and via the alley west of <br />Hoyt Avenue. Access, circulation, and parking plans nust include all abutting public <br />right-of-a•ay and must be approved by the Pui�lic Works Departnent. Street improvements <br />and alley improvement must be provided in conformance with Peblic Works Department's check- <br />list comments. <br />3. �rainage must be designed in conformance with the City's Drair,age Ordinance: On site <br />detention is required and aoproval of a plan for erosion control during and after construc- <br />tion is required prior to commencing site preparation. <br />4.
