INFORMATION FOR DEVELOPER: <br />The following information is provided For the developer's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br />plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br />comply with all ordinances in effect at the time a complete building permit application is <br />filed, including those not speciTically set fort�� herein. (Exception: For vesting under the <br />Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department <br />for iniormation regarding appeals processes for the requirements listed in this document. <br />1. Detailed drawings in accordance with City Desigrt and Construction Standards shall be <br />submitted to the Public Works Bep;:rtment showing site parking layout, landscaping, <br />utilities, storm drainage, tempr,rary consWction erosion control, and all required <br />improvements ir the public right-of-way. Public Works Department approval ofthese <br />drawings is required prior to any permits being issued. All improvements shall be <br />completed, approved, and warcar.ted before Occupancy Pemtit is issued/final approval is <br />granted. <br />2. Full standard (hal� street improvements are required to 39th Street, including, but not <br />fimited to, curb, gutter, sidewalk, wheelchair ramp and drainage control i�er City Design <br />Standards. <br />Parking must be per City Zoning Code and City Design and Construction �tandards. <br />No crosswalk on 39th Street, as shown on the preliminary site plan, will be allowed. <br />Pedestrian access from the clinic ro this lot shall be at the intersection oFHoyt Avenue and <br />39th Street. <br />On-site detention is required for stormwater runoff from this site if computations show <br />that more than 250 cubic feet of storage is required. <br />6. City Streets are to be kept clear of dirt and debris at all times during the construction. <br />Dust suppression and street clea-.;ng must occur as directed by the Public Works <br />[nspector. <br />Pr,rmits musi be obtained for all fill removed from the site and placed within the City <br />Limits. <br />8. A Performance Guazantee is required for street improvements on 39th Street prior to <br />issuance of any building pemtit being issucd. <br />Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br />Inspector. <br />10. The preliminary site plan shows an area on the southeast portion of the site off of 39th <br />Street as a dumpster/recycling/compactor area. Any use of this area for such purposes <br />is prohibited unless authorized in accordance with Tiile 19 E.h1.C. Placement and <br />screenrng of refuse disposal areas must be provided per Section 39.080 of the Zoning <br />Code as follows: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br />family, commercial, industrial, and institutional developments and shall not be <br />located in a required front yazd setback area, or street side setback area for comer <br />
