BOARD OF ADJUST!"INT <br />FINDINGS, CONCLUSIONS AND ORDER <br />(Variance 014-85) <br />October 10, 1985 <br />Based upon the written request for a variance from the City's zoning <br />code, specifically 19.40.020, made by Cronin Custom Homes at 713 S.E. Everett <br />Mall Way., hereinafter referred to as "Applicant," the Board of Adjustment, <br />following a public hearing on said application held on October 7, 1985, and <br />further having reviewed all testimony, makes the following Findings, <br />Conclusions, and Order: <br />FINDINGS AND CONCLUSIONS: <br />1. That there have been exceptional or extraordinary circumstances or•l <br />conditions applying to the subject property or as to the intended use <br />thereof that do not apply generally to other properties in the same <br />vicinity or zone. I <br />Finding: The parking study shows that the apartments on Hoyt <br />have adequate parking, one per unit. There will be a live-in <br />manager who u' 1 help control the parking problems. <br />Conclusion: It has been found that this development would no <br />impact this area. <br />That such variance is necessary for the preservation and enjoyment of <br />substantial property right of the appellant possessed by the owners o. <br />other properties in the same vicinity or zone. <br />Finding: The parking problem in the area comes from the mix o <br />medical offices, single fawily homes and commercial uses. Th <br />size of the units given in the plan is reasonable. <br />Conclusion: The property gVner by receiving the variance wil: <br />enjoy property rights as others nave in the area. <br />That the authorization of such variance will no': be materiall' <br />detrimental to the public welfare or injurious to property in th4 <br />vicinity or zone ir. which the property is located. <br />a. Finding: The neatness of these types of units will enhance the; <br />area. <br />b. Conclusiori: Removal of the old houses will upgrade the area. <br />i <br />That the granting of such variance will not adversely affect the <br />Comprehensive General Plan. <br />i <br />a. FindinE: The Comprehensive Plan shows this area as Multiple <br />Conclusion: This <br />Comprehensive Plan. <br />
