This variance was previ-ously granted in 1981, but due to the ecenomy, the units were never built. Our current request is identical to the request made in 1981, The reasons we need this variance are as fol].ows: A) The bui?dings consist of one bedroom, 520 square foot unils designed for the elderly and we have experienced no prablems at another 16 unit we munage aL 3327 Hoyt Avenue of similar conetruction. B) Ide would like to use tt�e front of tha building on Hoyt to landscape to more closely fit into the residential character of the neighborhood. C) As in our other unil'c in downtown Everett, we have limited parking as to one space per unit in our tenant leases. D) Our experience at our other small efficiency units is that only 60% of our tenants own cars and [hey make exY.ensive use of city transit. By providing 1� spaces per unit, we feel we would greatly reduce our ability to landscape, ine:ease the problem of parked R.V.'s, boats, etc., and quite possibly change our t=nant mix from elderly to younger tenants with need of parking. For these reasons, wc are requ�sting this variance and hope thc board wi11 loolc favorably on our proposal.
