A Type III lsndsca�e� strip, a mi7imum of ten (10) feet wide must <br />be provided along t:he entire Hoyt and 43rd Streets frontage <br />between the street and the parking area, except for driveways in <br />conpliance with Sccti.ons 34, 35 and subsection 3�.080 of the <br />Zoning Code and Section 1.13 of the Standards and Specifications <br />Manual. (S�PA Aesthetics and Light and Glare Policies) <br />7. The sewer main is overloaded. A backwater valve must be installed <br />on all new sewer main connections. (SEPA <br />Other Policies). <br />The lead agency for this proposal has determined that it does not have <br />a probable significant adverse impact on tha environment. An En- <br />vironmental impact Statement is not required under RCW <br />43.21C.030(2)(c). This determination assumes compliance with state <br />law and Citp• ordiruances related to general environmental protection <br />including but not limited to right-of-way improvement reauirements, <br />drainage, etc. Tr,is decision was nade after review of a completed <br />�=nvironmental checklist and other information on file with the lead <br />agancy. This information is available to the public on request. This <br />Determination of Non-Significance is specifically conditioned on <br />compliance with the conditions attached hereto which are incorporated <br />by reference as if fully set forth herein. <br />This DNS is issued under 197-i1-340(2); the lead agency will not act <br />on this proposal for 15 days from the date below.
