Tl�e uniquc characteristics of the subject praperty and/or its surroundings and how <br />they will be protected or enGanced by :nodifying the develo�ment standards ar <br />design guidelines. <br />The subject properry or surroundings have no unique characteristics. To the west are <br />businesses fronting Rucker Avenue and to the north, south, and east are residences. The <br />surroundings will be enhanced with ne�ver dwelling uniu and landscaping. <br />2. Tlie positive characteristics of the proposed development and whether such <br />characteristics could be provided by compliance with the development standards <br />and/or design guidelines proposed to be modi6ed. <br />The proposed development will provide an attractive appearance to the east. The ne�v <br />d�velling fronting Iioye Avenue will have a prominent entrance, a 30 square foot porch. <br />The setback requirement bet�veen buildings would decrease the width of the proposed <br />dwelling units. <br />3.
