0 <br />Two new buildings aze proposed. The majority of the open space w�ill be located between <br />the two buildings, creating a courtyard effect. <br />4. Visual impact to surrounding p�opeMies caused by parking facifities in the proposed <br />cievelopment and whether such impacts are less than would result from compliance <br />with the �eveloprteent standards and/or design guidelines proposed to be modified. <br />Eight off-street parking spaces will be provided. Four spaces will be provided within the <br />garages. Access to the parking spaces will be from the alley. <br />5. Does the proposed design mitigate the impacts that could be caused by relaxation of <br />!he standards which are proposed to be moditied. <br />Over 1;L00 square feet of open space will be provided. Only 450 square feet is required. <br />DECISION: The proposal is approved as submitted subject to compliance wiih all city, state <br />and r"ederal regulations. The following conditions shall apply: <br />1. A Public Works Permit is required for this projec[. Detailed drawings in accordance with <br />City Design and Conswction Standards shall be submitted to the Public Works <br />Department, showing site parking layou[, landscaping, ut��iiies, storm drainage, temporary <br />construction erosion control, and all required improvements in the public right-of-way. <br />Public Works Department approval of these drawings is required prior to any permits <br />being issued. All improvements shai! be completed, approved and war.anted before the <br />Occupancy Permit is issued/final approval is granted. <br />2. A traffic mitigation fee of $I,800.00 is required to be paid at permit issuance. <br />3. The side sewer serving this property shall be upgraded to 6-inch pipe per city standards. <br />4. The water service serving this property shall be upgraded to a metered account of <br />sufficient size to meet the additional demand. <br />5. Rooftop and site runoff shali be tightlined to the property's side sewer. <br />6. Parking must be per City Zoning Code and City Design and Construction Standards for <br />Development. A minimum of eight paved, off-street parking spaces :ue required. <br />7. Any grading/fill on this site shall be done so as to not impact the sun•ounding properties. <br />8. This project must comply with the curren. Sta[e Building Code. Building permits are <br />required from the City of Everett. <br />9. Lack of comment on the plans submitted with the applic. tion does not constitute approval <br />of these plans. <br />10. City streets and alleys are to be kept clear of dirt and debris at all times during <br />conswction. Dust suppression and street cleaning must oc�ur as directed by the Public <br />Works Inspector. <br />11. Any broken or damaged sidewalk shall be repaired/replaced per the Ciry Public Works <br />Inspector. <br />l2. Provide a landscape strip a minimum of [en tect in width along Hoyt Avenue and five <br />feet in width along the side propeny lines. Type III landscaping is required. <br />�� <br />
