Many of the lots ha�e detached struetures which are located <br />near the alle;�. The appli�ant has stated "zero to three feet is a <br />comcion side setback in this neighborhood for garages at the back of <br />properties." Staff has verified that this is true. <br />Conclusion: The subject propei•ty is not developed with a garage on <br />the rear of the property as is generally applicable to surrounding <br />lots in the same zone. Meny such structures have side setbacks less <br />than required by zoning. <br />
