I
I Geotechnical Report
Mountainview Business Center - Lots 3, 4, and 5
IIndustry Street and Associated Boulevard
Everett, Washington
I
i
1.0 PROJEC'T DESRIPTIO\
IThe project site is compriscd oFLots 3,4, and 5 in the Mountaiuview Business Center. Ve were provided witlt a
conceptual site plan for Lot S showing construction of an approximatcly 40,000 square-foot, single-story
Iwarehouse building with an adjoining office area. A 2,000 square-foot mezzanine level will be constructed over
thc office in the notthtest comcr of de building. Loading docks and a ramp into the building will be bcated
along tie west side of the building, with parking provided along the north and vest sides. fccess to Lot 5 ill be
I off Industry Street at the lot's northwesl corner. D[ain level building iloor slabs will Ue constructed at Elev.
42.00. Site grading will consist of wts and fills up to six feet in depth to achieve planned finish grades. The
! planned development nn Lots 3 and 4 is unknown at this timc. It is our understanding that similar structures will
be constructed on these lots in the future.
I We espect building construction vill consist of perimeter pre-cast concrete tilt-up wall panels, «ith interior
isofated columns supporting tlic roof strucwre. Specific building loads vere not provided. However, based on
our experience with similar building design, structural loads will likely bc 6 to 8 kips per lineal foot for perimcter
( walls, und RO to 100 kips for interior isolated columns. Nominal Iloor slab ]oadino in thc range of 250 to 300
powtds per square foot (ps is likely. VJe expect die loading dock valls will be designed as retaining walls
aprroaching hcights of four fcet.
I
Tlie recommcndations cantained in the Collowing sections of this report are based on our understanding of the
project design Ceatures as discussed nbuve. Wc shold review project civil and structural drawings as they
I becomc available in order to supplement or amend our recommendations, if required.
I
 2.0 SCOPE OF 1VORK
Our work vas completed in accordance vith our authorized proposal dated November 22, 2004. Accordingly, on
January 13, 2005, we excavated 10 test pits to a maximmn depth of 1 l5 fcet below esisting surface grades.
Using the ini'ormation oUtained Crom the subsurface exploration, we performed analyses to develop geotcchnical
recommendations for project design and constnction. Specifically, diis report addresses the fullowing:
• Soil and groundwatcr conditions
' • Seismic/liquefaction
• Site preparation and grading
 • Gxcavation
• 1=otmdations
;
