A <br /> building envclopc specialist or contractor should be consulted to address these issues, as needed. <br /> � 3.0 S17'E COYnITfONS <br /> I 3.1 Surfacc <br /> The project site is curcendy vacant, measuring approximately seven acres. The site consists of three lots located <br /> along the south side of Indu�.ry Street, extcnding ���est from tl�e in�erscction of Industry Sveet and Associated <br /> � Boulevard at the Mountainvi:av Busincss Center in Gverett, \Vashington. Tlie approximate location of the site is <br /> shown on Figure 1. <br /> The sitc �vas pre��iously operated as a gravcl mining operntion from 1995 to 2001. Restoration or reclamation of <br /> the mined areas occurred concurrent with the mining activity. Based on review o£monitoring reports prepared by <br /> I the gmtechnical consultant who monitored the reclamation, approximately 40 feet of strucmral till matcrial was <br /> placed to restore this area to its current elevatioi�. <br /> 1 CurtenUy, �I�e wrbs and roadway utilities along Industry Street and Associated [3oulevard I;ave been constructed. <br /> and the road surfaces graded and pa��ed witl�the first liti of asphalt. Surface grades along thc lots siope down to <br /> thc north and [ndustry Strect at an approximate five percent grade. \Ve obse��ed an approximate three-foot high <br /> Isoil beim ex[ending along the site's south property line, and several small temporary sronnwater detention ponds <br /> along the north end of the lots adjacent to Industry Strcet. Seceral large-diameter concrete storm���ater pipe <br /> sections are curcendy stockpiled on the ea�t end of the site. The vegetation on the lots consists of short field grass <br /> � in its early s[ages of gro�vlh. The site is bordered �cith ttndeecloped Lot 6 to ilte west, an existing ���archouse to <br /> the soudi, .4ssociated I3oulevard to the east, and Indusiry Street to the nortli. <br /> � 31 Soils <br /> 7'he soils we observed in the test pits consi;t of compacted structural fill composed of sand ���ith silt overlying <br /> silty sand with varying amounts of�gra��cl. In general, d�e upper sand with silt fill was wet, medium dense, and <br /> rnnged Gom 2 to l2 inchcs thick. The underlying silty sand with grneel fill was moist and medium dense to very <br /> dense. In general, the soils were �ecll compacted, mostly granular and �vell mixed. The only variation in these <br /> soil conditions was observed in Test Pit TP-d ���herc Ihe upper one-foot of fill contained some straw and grass, <br /> and�he sand with silt lill extcnded to a dep[h oC titie fect bclow existiug surface grades. <br /> Pagc No. 2 <br /> 1 �1� <br />
